Leads in the UAE: Where B2B Leads Come From in Every Emirate
Leads in the UAE come from business listings, websites and social pages, emirate by emirate. See the business areas of all seven emirates, mainland and free zone in plain words, where UAE companies publish contact details, and the rules.

Leads in the UAE come from the contact details that businesses publish themselves: their entry in the city's business listings, their website, and their Facebook, Instagram and LinkedIn pages. B2B lead generation in Dubai and the other six emirates works best when you treat each emirate as its own market, with its own business districts, and collect leads area by area. This guide covers all seven emirates, mainland and free zone companies in plain words, where UAE businesses publish their details, and the rules that apply when you contact them.
The short answer
- Decide which emirate and which business areas your buyers sit in; each emirate has its own districts and its own mix of trades.
- Collect leads area by area, including the towers and business centres where most small companies sit.
- Note whether a company is mainland or free zone, because it changes who they sell to and what they are likely to buy.
- Take contact details only from what each business publishes: listing, website and social pages.
- Remove duplicates and sort the list by emirate, area and sector before you contact anyone.
- Follow the UAE marketing-message rules and keep an opt-out list.
What are UAE business leads?
A UAE business lead is a company in one of the seven emirates with at least one way to reach it: a phone number, an email address or a WhatsApp number that the company publishes. The best leads also carry the business category, the area, the building and a website, so you can judge the fit before you call.
The UAE is small on a map but it is seven markets. Dubai is the trading and services hub. Abu Dhabi is the seat of the federal government and home to the largest industrial zones. Sharjah holds a big share of the country's factories and workshops. The northern emirates are smaller, each with its own port, industrial area and free zone. A list that says "UAE" without saying which emirate and area is only half a list.
Where do leads in the UAE come from, emirate by emirate?
Every emirate has districts where certain trades cluster. Start with the ones that match what you sell.
| Emirate | Typical business areas | What sells there |
|---|---|---|
| Dubai | Business Bay, Deira, Bur Dubai, Jumeirah Lakes Towers, Al Quoz, Dubai Silicon Oasis, Dubai Investment Park, Jebel Ali | Services, trading, property, tech, logistics, light industry |
| Abu Dhabi | Al Maryah Island, Al Reem Island, Corniche, Khalidiyah, Khalifa City, Mussafah, Masdar City | Finance, consultancy, oil and gas suppliers, contracting, engineering |
| Sharjah | Industrial Areas 1 to 18, Al Majaz, Al Nahda, Al Taawun, Sharjah Airport Free Zone, Hamriyah | Manufacturing, workshops, trading, schools, clinics |
| Ajman | Ajman Free Zone, Al Jurf, Ajman Industrial Area, Al Rashidiya | Small factories, furniture, packaging, trading companies |
| Ras Al Khaimah | RAKEZ, Al Hamra, Al Jazeera Al Hamra, Al Ghail | Industry, building materials, tourism, hotels |
| Fujairah | Fujairah Free Zone, the port area, Fujairah city centre | Shipping services, fuel storage, trading, hospitality |
| Umm Al Quwain | UAQ Free Trade Zone, the industrial area | Small manufacturers, boat building, trading |
How to read the table:
- Dubai has the widest spread: tower districts of service firms in Business Bay and Jumeirah Lakes Towers, older trading houses in Deira and Bur Dubai, workshops and showrooms in Al Quoz, tech and small offices in Dubai Silicon Oasis, logistics and industry in Dubai Investment Park and Jebel Ali.
- Abu Dhabi splits into the islands and the Corniche for finance and consultancy, and Mussafah for anything with a workshop or a yard. Al Ain, the emirate's second city, is its own market with farms, schools and clinics.
- Sharjah is where many Dubai companies keep their factory. The numbered industrial areas are a good source of manufacturers and workshops.
- The northern emirates have fewer named areas, so one search can cover most of a city.

Mainland or free zone: what does it mean for your list?
Every UAE company holds a licence from either a mainland authority or a free zone.
- A mainland company is licensed by the economic department of its emirate. It can trade anywhere in the UAE and take government work. Its office can be in any district.
- A free zone company is licensed by one of the country's free zones, such as DMCC, JAFZA or ADGM. Its office sits inside the zone, which is often a cluster of towers or a fenced industrial park, so the address tells you the zone.
Why it matters for leads: a free zone company often sells to clients outside the UAE or to other companies, and it may need a mainland partner for some local work. A mainland company is more likely to buy local services such as cleaning, printing and maintenance. Our guide to free zone company leads lists the main zones and where their companies physically sit.
Where do UAE businesses publish their contact details?
UAE companies publish their contact details widely, because phone and walk-in enquiries are a normal part of trade here. Look in this order:
- The business listing. Most UAE companies have an entry in the city's business listings with a landline, often a mobile, and the building, usually with the floor and unit for towers.
- The website. The contact page gives a general email and a mobile or WhatsApp number. The about page may name the owner or the general manager.
- Facebook, Instagram and LinkedIn. Shops, clinics and restaurants keep their WhatsApp number on Instagram. Service firms keep theirs on Facebook. LinkedIn company pages show the website and the head count.
- The free zone directory. Some zones publish a searchable list of members with the company name, activity and, at times, a website.
In the UAE the mobile matters more than the landline: the landline reaches a reception desk, the mobile reaches the person who decides. Keep both and mark which is which.
How to build a UAE lead list in six steps
- Write down your buyer in one line. "Trading companies in Deira with a warehouse" is a list. "Companies in the UAE" is not.
- Pick the emirates and the areas from the table above. Three to five areas is a good first run.
- Search by business category, one category at a time, and save the results with the area name in a column.
- Collect the published contact details: listing phone, website email, social-page WhatsApp number.
- Remove duplicates by phone and website, because business centres share one reception line and names are spelled two ways.
- Sort by emirate, area and sector, and send each group a message written for them.
Take a worked example. Say you sell commercial cleaning contracts and you want 300 leads in two weeks. You pick Business Bay, Jumeirah Lakes Towers and Dubai Silicon Oasis in Dubai, plus Al Reem Island in Abu Dhabi. You search "office" and "business centre" in each area, which gives you the towers, and then "consultancy", "clinic" and "trading company" to fill in the tenants. After duplicates are gone you have, for example, 340 rows with a phone, 210 with an email and 180 with a WhatsApp number. You sort them by area so your first message can mention the tower by name.
What rules apply to contacting UAE businesses?
The UAE has clear rules for marketing messages. The TDRA rules on marketing messages expect senders to message within set hours, to identify themselves and to offer a free opt-out. The UAE PDPL expects you to have a lawful reason to hold a person's details and to stop when they ask. Published business contact details are the safest base for a B2B list, and a working opt-out list keeps you on the right side of both.
This is general information, not legal advice; check the current rules for the country you send to.
Where Rovero fits
Rovero is B2B lead generation software for Windows. You type a city, such as Dubai, Sharjah or Abu Dhabi, and it shows the city's list of areas and neighbourhoods so you can tick the ones that match your buyers. With city area lists, the seven emirates become a set of districts you can search one at a time, and your favourite cities are saved with their area lists for the next run.
Because so many UAE companies sit in towers, Tower Dig finds the towers, business centres and malls in each area and searches inside them too. Each lead carries the name, category, building and floor when known (in English and Arabic), phone numbers, website, and the emails and mobile numbers published on its website and social pages, and a company found in two areas is saved once.
One honest limit: Rovero finds businesses with a public listing, so a company with no listing and no website will not appear in your results.
Frequently asked questions
Where do leads in the UAE come from?
They come from the details businesses publish: the city's business listings, company websites and social pages. Collect them area by area within each emirate, and note the business category and the building, because that is what tells you whether the lead fits.
Is Dubai the only emirate worth searching for B2B leads?
No. Dubai has the most companies, but Abu Dhabi holds the government-linked buyers and the biggest industrial zones, Sharjah has most of the factories, and Ras Al Khaimah and Ajman have fast-growing industrial areas.
How can I tell if a UAE company is mainland or free zone?
Look at the address and the name. A free zone company sits inside its zone, such as a Jumeirah Lakes Towers cluster for DMCC or Jebel Ali for JAFZA, and its name often ends in FZE, FZCO or FZ-LLC. A mainland company usually ends in LLC and can sit in any district.
Can I message UAE business leads on WhatsApp?
Yes, where the business publishes a WhatsApp number for enquiries and you follow the UAE marketing-message rules: identify yourself, keep to sensible hours and honour opt-outs at once. Our guide to WhatsApp marketing in the UAE covers the tone and timing that work here.
Next step
Pick one emirate and three areas from the table today, and write a one-line description of the company you want to find there. Then see what Rovero does and run that first search.
