Lead Generation in Dubai: How to Find B2B Leads in the UAE
Lead generation in Dubai, Abu Dhabi and Sharjah: the areas and towers to search, the details to collect, and the UAE rules for business outreach.

Lead generation in Dubai and the rest of the UAE is less about one big database and more about knowing where businesses sit: in office towers, free zones, old trading districts and industrial areas. This guide shows where to look in Dubai, Abu Dhabi and Sharjah, how to build a companies list area by area, which details to collect, and the rules that apply when you contact those businesses.
The short answer
- Choose one business type and the emirates you want to cover.
- Search area by area, and tower by tower in districts such as Business Bay, JLT and DIFC.
- Collect the name, the full address with building, floor and unit, the phone, mobile, email and website.
- Remove duplicates: branches, free zone and mainland offices, English and Arabic names.
- Contact businesses with a clear sender identity and a free way to opt out.
Where businesses sit in the UAE
Each emirate has its own business areas, and each area tends to hold a different kind of company. Use this table to decide where to start for your business type.
| Emirate | Areas to search | Businesses you often find there |
|---|---|---|
| Dubai | Business Bay, DIFC, Downtown, Sheikh Zayed Road | Consultancies, finance firms, agencies, regional offices |
| Dubai | JLT, Dubai Marina, Media City, Internet City | Tech firms, media companies, trading companies, small offices |
| Dubai | Deira, Bur Dubai, Karama | Traders, wholesalers, travel agents, clinics, restaurants |
| Dubai | Al Quoz, Ras Al Khor, Jebel Ali, Dubai Investments Park | Workshops, warehouses, manufacturers, logistics companies |
| Abu Dhabi | Al Maryah Island, Al Reem Island, Hamdan Street | Finance, corporate offices, professional services |
| Abu Dhabi | Mussafah, Khalifa City | Contractors, industrial firms, car services, schools |
| Sharjah | Al Majaz, Al Nahda, Al Taawun | Retail, clinics, small offices, restaurants |
| Sharjah | The industrial areas | Workshops, building materials, auto parts |
| Northern emirates | Ajman, Ras Al Khaimah, Fujairah, Umm Al Quwain | Trading, manufacturing, local services |
Say you sell office cleaning. Your best areas are the tower districts of Dubai and Abu Dhabi. If you sell spare parts or safety equipment, start with Al Quoz, Mussafah and the Sharjah industrial areas instead.
Why one search misses most companies in Dubai
Type "IT companies in Dubai" into any search and you get a short list of well-known names. Dubai has hundreds of areas, and a single tower in JLT or Business Bay can hold dozens of small companies on different floors. Most of them never appear in a city-wide search, because results are ranked and the best-known names fill the first places.
Two habits fix this:
- Search area by area. Treat Al Barsha, Deira, Business Bay and JLT as separate searches, not one "Dubai" search.
- Search inside the towers. In tower districts, search each tower or business centre by name. Free zone companies in places such as JLT, Dubai Silicon Oasis and Internet City often share towers, and that is where small consultancies, trading firms and agencies sit.
Our guide to a B2B lead generation strategy explains the area-by-area method in more detail.
Lead generation in Dubai, step by step
- Write your target in one sentence. For example: "Interior fit-out companies in Dubai and Sharjah that have a website."
- List the areas. Use the table above and start where your buyers are most likely to be.
- Search area by area. In tower districts, search tower names as well.
- Record the full address. UAE addresses depend on building names, so keep the building, floor and office number. It helps with visits and with telling two similar companies apart.
- Collect published contact details. Look at the website footer, the contact page and the company's Facebook, Instagram and LinkedIn pages. Many UAE companies publish a mobile number for sales enquiries.
- Store numbers in +971 format. Landlines start 04 in Dubai, 02 in Abu Dhabi and 06 in Sharjah, Ajman and Umm Al Quwain; mobiles start 05. Drop the leading 0 and add +971.
- Remove duplicates. The same company often appears as a free zone office and a mainland branch, or under an English and an Arabic name. Match on phone number and website first.
- Split by emirate and area. It makes visits, calls and messages easier to plan.
Business culture and timing in the UAE
- Working week. The UAE weekend has been Saturday-Sunday since 2022. Many private companies follow it; retail, hospitality and some trading businesses work six days.
- Fridays. Some businesses keep shorter hours on Friday, so important calls are better from Monday to Thursday.
- Ramadan. Working hours are usually shorter during Ramadan, and evenings get busier. The dates follow the moon, so check them each year before you plan outreach.
- Summer. July and August are often quieter, as many decision-makers travel.
- Language. English is the working language in most offices. Arabic matters for many local firms and government-facing businesses, and keeping a company's Arabic name helps when you match records.
- Relationships. People buy from people they trust. A short, personal message that shows you know their business works better than a long brochure. Many owners answer a call or a WhatsApp message faster than an email; use only a number the business publishes for enquiries, and keep the message personal.
UAE rules for B2B outreach
The TDRA's rules on marketing messages and the UAE Personal Data Protection Law (Federal Decree-Law 45 of 2021) expect three things: clear consent for marketing messages, a clear sender identity, and a free way to opt out. In practice:
- Say who you are and which company you represent in the first lines.
- Explain briefly why you are contacting this business.
- Give an easy way to say no, and honour it at once.
- Keep a record of where each contact detail came from.
You can read more on the TDRA website. If WhatsApp is part of your plan, read our guide to WhatsApp marketing in the UAE first.
This is general information, not legal advice; check the current rules for the country you send to.
Where Rovero fits
Rovero is a Windows app that does the area-by-area work for you. You type a business type in your own words and a city such as Dubai, Abu Dhabi or Sharjah, and Rovero shows the city's areas and neighbourhoods. You tick the ones you want, and it searches them one by one.
Tower Dig spots towers, business centres and malls in each area and searches inside them too, so you reach the offices and shops inside one building. Each lead comes with the address (building, floor and unit when known, in English and Arabic), phone numbers, website, rating and reviews, and the emails and mobile numbers the business publishes. Every business is checked against everything you already saved, so a company found in JLT is not added again when you search Dubai Marina.
You can export to Excel or CSV, or make a ready-made WhatsApp list where numbers get the +971 country code and landlines are left out. Rovero finds businesses, not people: it does not give you job titles or the names of decision-makers.
Frequently asked questions
Is there a free list of all companies in Dubai?
There is no single free download of every company in Dubai with phone numbers and emails. Business directories, chamber and association member lists and trade show exhibitor lists each cover part of the market. Most sales teams combine sources or build their own list area by area.
Which areas in Dubai have the most companies?
Business Bay, JLT, DIFC, Downtown and Sheikh Zayed Road hold many offices in towers. Deira and Bur Dubai hold older trading businesses, while Al Quoz, Jebel Ali and Dubai Investments Park hold industrial and logistics firms. The right area depends on what you sell.
How do I find companies inside a specific tower or free zone?
Search for the tower or business centre by name, not just the area. Many small companies list the tower in their address, so a tower search finds firms a city-wide search misses.
Do I need Arabic to sell to UAE businesses?
Not usually for a first contact, because English works in most offices. Keeping Arabic names and addresses helps you match records and avoid duplicates, and some local firms will prefer to continue the conversation in Arabic.
