Hotel Leads: How to Build a Hotel and Hospitality List

Hotel leads for linen, food and beverage, amenities, software, furniture, maintenance and staffing suppliers: the hotel types to search, how to use reviews as a size signal, who to ask for, and example hotel districts in Dubai, Makkah, London and Singapore.

Hotel leads are the published contact details of hotels, hotel apartments, resorts, serviced apartments and guest houses, collected so a supplier can reach the person who buys. You build a hotel list district by district, collecting the phone and email each property publishes and using the review count to sort small properties from large ones. This guide is written for hospitality suppliers. It covers who buys hotel leads, which property types to search, reviews as a size signal, who to ask for at each hotel, and example districts in Dubai, Makkah and Madinah, London and Singapore.

The short answer

  1. List the property types that buy what you sell: hotel, hotel apartments, resort, serviced apartments, guest house.
  2. Search the hotel districts of the city one at a time, not the whole city at once.
  3. Collect the published phone, email and website of each property.
  4. Use the review count as a size signal and split the list into small, mid-size and large properties.
  5. Ask for the right role through the published contact: purchasing, the general manager or the F&B manager.

Who buys hotel leads?

A hotel is a small town: it feeds, cleans, houses, entertains and repairs every day. The suppliers who need a hotel suppliers list include:

  • Linen, towels, laundry service and uniforms
  • Food and beverage: fresh produce, meat, bakery, coffee, minibar stock, water
  • Guest amenities: toiletries, slippers, welcome gifts, in-room stationery
  • Software: property management, channel managers, booking engines, guest messaging
  • Furniture, mattresses, lighting, curtains and refurbishment contractors
  • Maintenance: air conditioning, lifts, pest control, pool service, fire safety
  • Staffing agencies, outsourced housekeeping, training, printing, flowers and transport

Here is a worked example. Say you supply guest toiletries and slippers from a factory in Jeddah and want to win 20 hotels in Makkah before the next Umrah peak. Makkah has hundreds of hotels, from towers next to the Haram with thousands of rooms to small hotels in Al Aziziyah that fill only in season. The big ones buy through a purchasing department and a tender; the small ones buy from whoever visits with samples. So you build two lists from the Ajyad, Jabal Omar and Al Aziziyah areas, split them by review count, and give each list its own approach.

Which property types belong on a hotel list?

Property type Search words to try Who decides What they buy most
Hotel (3 to 5 star) hotel, 4 star hotel, luxury hotel, business hotel Purchasing manager, GM, department heads Everything on the list above, on contract
Hotel apartments hotel apartments, aparthotel, serviced hotel apartments GM or owner's office Linen, cleaning, maintenance, software, furniture
Resort resort, beach resort, desert resort, spa resort Purchasing manager, F&B director F&B, amenities, pool and landscape service, AV
Serviced apartments serviced apartments, extended stay, furnished apartments Operations manager Housekeeping, laundry, furniture, maintenance
Guest house and hostel guest house, hostel, bed and breakfast, inn, motel Owner Linen, cleaning supplies, booking software, small F&B
Boutique hotel boutique hotel, heritage hotel, design hotel Owner or GM Amenities, furniture, local F&B, marketing

Hotel apartments and serviced apartments are easy to miss because they are not always listed as hotels, and in Dubai, Riyadh and Makkah they are a large share of the rooms. Search them as separate wordings.

How do you use the reviews filter as a size signal?

Hotels rarely publish their room count on a listing, but the number of reviews tracks it closely enough to sort a list. A property with thousands of reviews is large and has been open for years; one with a few dozen is small or new. Use three tiers:

  1. Small (few reviews). Guest houses, hostels, small hotel apartments and new openings. The owner or manager decides, often within a week, and a visit with samples or a short message to the published number works.
  2. Mid-size (hundreds of reviews). Independent three and four star hotels and most hotel apartments. There is a GM and a few department heads, and the purchasing decision is made on site. Email the published address and call the switchboard to ask for the right role.
  3. Large (thousands of reviews). Branded hotels and resorts. Purchasing is a department, suppliers are registered, and chains often buy through a regional office. Expect a supplier registration form and a longer cycle, but a bigger order.

Set a reviews filter at the tier you want, hide closed properties, and export each tier as its own list so the message matches the buyer.

Who should you ask for at a hotel?

Reach a hotel through its published business contact: the switchboard number and the general email on its website. Then ask for a role, not a name:

  • Purchasing or procurement manager for anything bought on contract: linen, amenities, chemicals, F&B staples.
  • General manager at small and mid-size independent hotels, where the GM signs off most purchases.
  • F&B manager or executive chef for food, beverage, coffee and restaurant supplies. Hotel restaurants also appear in a restaurant and cafe list.
  • Executive housekeeper for linen, towels, cleaning products and guest room supplies.
  • Chief engineer for air conditioning, lifts, pool, fire safety and maintenance contracts.
  • IT manager for property software and guest messaging; HR manager for staffing, uniforms and training.

Do not guess personal email addresses from a name. Send a short email to the published address asking to be directed to the right person, or call the switchboard between late morning and mid-afternoon, after check-out and before check-in. For wording, cold email templates for B2B sales has openers that work for hospitality.

Where are the hotel districts in Dubai, Makkah, Madinah, London and Singapore?

  • Dubai. Sheikh Zayed Road for business hotels in towers, Palm Jumeirah for resorts, Dubai Marina and JBR for beach hotels and hotel apartments, Downtown for luxury, Deira and Bur Dubai for the largest number of three star hotels and hotel apartments, Al Barsha for mid-range hotels near the malls.
  • Makkah and Madinah. In Makkah, the towers around the Haram, Ajyad, Jabal Omar and Al Aziziyah; in Madinah, the central area around the Prophet's Mosque, then the hotels along Quba Road and King Faisal Road for mid-range stays. Occupancy follows the Umrah and Hajj seasons and Ramadan, so first contact works best in the quieter weeks between them.
  • London. The West End (Mayfair, Soho, Covent Garden, Marylebone) for luxury and boutique hotels, Kensington, Earl's Court and Bayswater for the largest number of mid-range hotels and guest houses, King's Cross and Paddington for business hotels, Canary Wharf for serviced apartments.
  • Singapore. Orchard Road for large hotels and malls, Marina Bay for luxury, Bugis, Clarke Quay and Chinatown for boutique hotels and hostels, the Changi area for airport hotels.

A note on rules. Hotels are companies, so B2B marketing email to a published business address is generally allowed under the UK PECR and Singapore's PDPA, provided you identify yourself and offer an opt-out. The UAE TDRA rules and PDPL and the Saudi PDPL expect the same, and in the Gulf a one-to-one email or call is the safer first step. This is general information, not legal advice; check the current rules for the country you send to.

Where Rovero fits

Rovero is B2B lead generation software for Windows that builds a hotel and hospitality list area by area. You type the property type in your own words ("hotel apartments", "resort", "guest house"), choose a city in any country, tick the districts from its city area list and let Rovero search each one, including inside the towers and business centres where hotel apartments often sit.

For each property it reads the listing, then the website's contact and about pages and the Facebook, Instagram and LinkedIn pages, and keeps the emails and extra mobile numbers the hotel publishes. It collects only what the property has published itself. Each lead carries its rating and review count, so the smart filters can split the list into the small, mid-size and large tiers described above, hide closed properties and keep only rows with an email. Then you export exactly what you see to Excel or CSV, or as a ready-made email list.

One honest limit: Rovero collects the hotel's published contact details, not the names of purchasing managers, so the last step of finding the right role is a call or an email to the switchboard.

Frequently asked questions

Where can I get hotel leads with contact details?

Build them from the city's business listings and each hotel's own website and social pages, district by district. Hotels publish a phone number and an email almost without exception, so a list built this way is complete enough to work from.

How do I reach the purchasing manager of a hotel?

Call the published switchboard number in the quiet hours after check-out and ask for the purchasing manager by role, or email the hotel's published address and ask to be directed. Large hotels and chains will often send you a supplier registration form; fill it in, then follow up with the department head who would use your product.

Should a hotel list include hotel apartments and serviced apartments?

Yes, if you sell linen, cleaning, maintenance, furniture or software, because these properties buy the same things as a hotel and have fewer suppliers knocking. In Dubai, Riyadh and Makkah they are a large part of the market. Search them as separate wordings.

When is the best time to contact hotels in Makkah and Madinah?

In the quieter weeks between the Umrah and Hajj seasons and outside Ramadan, when managers have time to meet suppliers and plan for the next peak. During a peak, every department is busy with guests and a supplier visit will not get attention.
